Getting Experience Before Building Your Home In a society where anything is available almost instantaneously, it's tempting to think that you can start building a house as soon as you decide it's the right thing to do. The truth is that you may not be ready yet to begin such a big project. Unless you have a background in building, your best first step may be to educate yourself, and learn some construction skills... Surviving in the Strange World of Construction The problem is, if you are going to build your own home, you have to become familiar with everything related to home construction. You must learn enough construction speak so that you can communicate effectively. You should know something about the tools and materials that will be used in your building project... Staying Organized Imagine this scenario: your contractor calls you at work. The person who is putting in your kitchen tile is at the work site. There's just one problem. He has no tile to work with! It hasn't arrived yet, even though you ordered it a couple of weeks ago. Now what?... Financing Your Home Building Project Money. We all need it to survive. It can be used to accomplish all kinds of good in the world. But few things in life cause us as much stress as money does. Many people believe that money is only a problem if you don't have enough of it. The truth is, that money problems can plague you, even if you have plenty of it... Finding Land In this chapter, we will examine a subject that is crucial to how happy you are with the home you build. You may have an idea about the kind of house you want to build. You may have a house plan you saved from a magazine or a website. But if you don't build that house on the right piece of land, you are not going to be happy no matter how great the house turns out... Planning Your House The idea of "planning makes perfect" is especially true when it comes to deciding exactly how you want your house to look. If you don't plan everything out in detail beforehand, you will pay for your mistakes in a big way... Build a Model of Your House It doesn't have to be scary. It can actually be a fun project. Your model doesn't need to be perfect. Your model won't be graded, so you don't have to worry about neatness, or whether all your cuts are straight. This is just a way to see your home plans in three dimensions before you start building... The Materials List That list? It's the materials list for your home building project. It's a list you are going to learn inside and out before building even begins. The better you know the list, and when to order the materials on the list, the more smoothly your construction project will go... Insurance Of course you will need homeowner's insurance on your new home when it is built. But you will also need insurance to cover anything that might happen while the home is being built. Without it, you probably won't be able to get a loan to cover the cost of building. Insurance is one expense that is absolutely necessary when you are building your own home... Know Your Lot Lines and Setbacks The poet Robert Frost said, "Good fences make good neighbors". It might be equally true that good lot lines and setbacks make good neighbors also. Before you start building walls, or a home for that matter, you need to find out where the lot lines and setbacks are on your property... Excavating the Foundation Grading and excavating are vital, since it will affect the long-term stability of your house. If the grading and excavating are not right, the foundation will not be right. If the foundation is not right, your house will have problems. This is not a time for an amateur, such as yourself, to be doing the work... A Good Foundation Whether you live in earthquake country or not, the foundation of your house is critical. You could probably argue that there's nothing more important in the building process than making sure your foundation is done right. A good foundation means that your house will be on solid footing for many years to come. Without that a good foundation, you will face years of trouble and costly repairs... Framing - Seeing the Bones of Your House Seeing the framing go up on your house is an exciting time. For some people, it's the first time they felt like their house was really a "house." You start to see it taking the shape that you envisioned for it from the beginning... Roofing In this section, we are going to go over the pros and cons of different kinds of roofing materials. That way, when it's time to make a decision about what you want, you will have some idea about what to order... Wiring - Electricity, Cable, Phone Before we begin talking about the wiring in your home, I need to give you a word of caution: unless you are experienced in doing electrical work, this is probably something to leave to the experts. There is a lot to remember, and one mistake could cause a fire that damages or destroys your house, not to mention the fact that someone could be injured... Plumbing Water. We don't even think about it most of the time. We go to one of the many faucets in our house, turn the handle, and out comes as much water as we want. The water we don't use goes down the drain, never to be seen again. At least, that's the way it's supposed to work... Heating and Cooling There's no doubt that we want our homes to be comfortable. Most people are not content any more to just open the windows when it's hot, and put on an extra sweater when it's cold. Our grandparents may have lived that way, but when people are building a house today, they want more. They want a home that doesn't get too hot or cold. They want a home where they can keep pretty tight control over the temperature... Insulation Of course, you don't put insulation in just to make your home more comfortable. You also do it in order to increase your home's energy efficiency. Good insulation can dramatically reduce your utility bills... Exterior Finishing In this chapter, I'll talk about the different choices you have in exterior finishings. There are many great choices, and most of the differences involve personal taste. Once you know some of the advantages and disadvantages of the different materials, you will be in a better position to make a decision about what you want your new home to look like... Interior Finishing Right now, you may be looking at the studs that form the bones of your walls. Well, it's time to put some skin on those bones! Really, there is one type of "skin" that is used more than any other: drywall. But some people prefer plaster, and that is still an option. Let's look at both options... Flooring The type of flooring you pick is important because you are likely to keep your flooring for at least a few years. That means you want to pick something that is high quality and durable. Most of all, you need to pick something you want to walk on every day for a number of years... Bathrooms & Kitchens Think about what you want now, before you begin physically putting the kitchen together. It is difficult and very costly to add things later. Even if you don't think you need that ice maker or built-in microwave, it's much easier to run the lines or wiring and be ready for that addition later. Grading and Landscaping Sometimes, drainage problems are more annoying than anything else. One family I know bought a house during the spring, after the winter rains had gone. Everything seemed to be fine with the house. A home inspector went over the property, and found no problems. They didn't realize that there was a drainage problem until the first heavy rain fell the next autumn... The Last Steps - Final Inspection, Moving In, Rewriting the Mortgage Having your home completed is a very exciting time. You open that front door, and it's all put together. It's just the way you had planned it. For many people, it doesn't even seem real. It's more like a dream than reality. You can hardly wait to pack up your stuff in your current house or apartment, and move right in. But not so fast... Selling Your Old House Without a Realtor You need to get rid of your old home quickly. There is nothing at all wrong with hiring a realtor to handle the sale for you. For all these things he or she does, your realtor will take a commission, typically between 4 and 6 percent of the total sale price of the home. Add on to that the closing costs (which could be $3,000 or higher, according to Bankrate.com), and it is easy to see why an increasing number of people decided to sell their homes without a realtor... Postscript: Where Do You Go From Here? The truth is, completing a big project like this doesn't require an overwhelming intellect. You don't need superhuman strength. You don't even need a vault full of money (although that is always nice)...
