MOODYS/REAL COMMERCIAL PROPERTY PRICE INDEX (CPPI)

For comparison purposes, we have included a national index of
commercial property value changes. The numbers appear to mirror the

The Moodys/REAL Commercial Property Price Index (CPPI) is a periodic
same-property round-trip investment price change index of the U.S.
commercial investment property market based on data from MIT Center
for Real Estate industry partner (RCA). The methodology for index
construction has been developed by the MIT/CRE through a project
undertaken in cooperation with a consortium of firms including RCA and
__. The index has been developed with the objective of supporting the
trading of commercial property price derivatives. The index is
designed to track same-property realized round-trip price changes
based purely on the documented prices in completed, contemporary
property transactions. The index uses no appraisal valuations. The
methodology employed to construct the index is a repeat-sales
regression (RSR), as described in detail in . The data source for the
index is described in detail in a white paper available from RCA.
