First off, let's talk about how you make money working as a Commercial Finance Consultant

ALL Commercial Finance Consultants are paid on commission, based upon their results (closing the loan), therefore, I cannot and will not attempt to predict any specific amount of earnings you can expect to make.

In fact, my attorney has advised me that "legally" I'm required to tell you that all Commercial Finance Consultant’s earnings are based solely upon each person’s individual efforts, and therefore are not guaranteed in any way whatsoever. 

What I can tell you is that commercial financing transactions are often in the millions, so the commissions are in the thousands or tens of thousands of dollars. 

Over my 30-year financing career, I've closed on a lot of large loans for resorts, hotels and business properties, and a whole lot more smaller deals from $250K to $5M, but there is no guarantee that you'll do the same. There is no telling what you might accomplish, or how big of deals you close as you grow your connections and network of clients. The "Sky's The Limit", but it's all up to you.

In this program, you learn that smaller “everyday” loan amounts, from $250K to $3M, should be your primary target market, closing loans for Business Working Capital, Debt Consolidation, Commercial Lines of Credit, Equipment Leasing & Financing, Accounts Receivable Financing, and Merchant Cash Advances, knowing that larger deals await you in your new career.   

Typically, you will earn a 1% commission for standard commercial financing.
So, for example let's say that you close a $2.5 million transaction, your commission would be 1% of $2,500,000 = $25,000.  

You're probably wondering how many of these $2.5M loans consultants typically close per month, right? 
I can't tell you and no one else can either, because every deal is unique, depending on various factors.  

During my career, I have recruited and trained over 1200 people. During that time, I have seen a lot of different people with different personalities, as well as different ways of thinking and performing their work. Every person I have ever trained is uniquely motivated with different abilities and capacities, producing different outcomes. Therefore, it is impossible for me to accurately predict anyone's outcome with anything.

Without exception, when it's all said-and-done, everyone I have ever trained has "done it their way".
It's true! No one does it the exact same way; even with everyone receiving the same training, the same business systems & support, in the end they all employ their own individual business style, with their varied motivations, unique business and marketing strategies, targeting different markets, and promoting just one or two preferred financing solutions/products, which means NO ONE can say how much you will make! 

In other words, everyone does things differently, and every transaction is unique, with different parties engaged in the transaction, so again, it is impossible to predict your actual earnings.

No one can predict how effective your time & efforts will be. No one can predict how many transactions you will complete or how effective your work will be. Who knows . . . you may start-out with a bang, and then quit in the 2nd week after a few rejections, or not follow-up with things or not follow-through with your clients, and lose-out from closing a loan and get discouraged and quit. 

I certainly hope not.

Hopefully, you are the kind of person who follows-through in life, always finishing what you start. Someone who's not a quitter, someone who's motivated by challenges and loves to win, someone who's a leader who can follow a proven systematic business process, knowing full-well that you will have a positive outcome.  

It all comes down to your personal determination, tenacity and follow-through, so you get to say...

As an example, CRE and Business Loans normally pay a 1% commission. 

So, if you closed $1,000,000 /month, that's $10,000 commission /month or $120,000 /year!

These are "standard business loans" for business Working Capital, Debt Consolidation, Equipment Leasing and Accounts Receivable Financing, Lines-of-Credit, as well as purchasing and refinancing CRE. 

Another example (on the low-end of the earnings scale) are "Merchant Cash Advances" which are very popular, but smaller transactions from $30k to $250k, with a higher commission of 5%.  

So, if you close three $35,000 Merchant Cash Advance deals/month, you would earn $5,250/month ($35,000 x 3 = $105,000 x 5% = $5,250) or $63,000/year!

Some seasoned consultants prefer to work with these Merchant Cash advance deals and CC processing exclusively, since this type of business pays quickly and provides monthly renewal earnings. So, as I said, everybody's different and their results will be different, based upon how they manage their business.

Think of it like a taxi cab with his meter flag that he drops to start the meter every time he gets a new fare. Sure, it's always nice to get a long trip, but the secret is to "keep dropping the flag". In other words, if you work your business consistently with the "everyday deals"... knowing that bigger deals will indeed be coming your way, while not diverting your efforts away from your established game-plan, you will thrive!

Once again, ALL Commercial Finance Consultant’s earnings are based solely upon each person’s individual efforts and therefore are are not guaranteed in any way. 

This is NOT a "get-rich-quick" scam, nor is it an MLM. 
No, this is quite different. This is PROFESSINOAL, SOUGHT-AFTER, and WELL-RESPECTED career.  

Commercial / Business Lending Is "The Big Show" In The Financing Arena! 

Here Are The Facts . . . 
1) The Commercial Financing Industry is "something you can be proud to be a part of"

2) The demand is "off-the-charts" for CRE and business lending

3) You can earn a "ton of money"

4) You "will need to be patient" . . . because in this this business, with the larger deals you won't be paid immediately since it takes longer to close most traditional CRE/Business loans

In point #4 above, I'm talking about two (2) kinds of lending which require several weeks to close . . . 
a. CRE loans - Purchasing or Refinancing Commercial Real Estate (CRE)
b. Business loans - Debt Consolidation, Working Capital, SBA Lending

These types of commercial loans need to be examined (underwritten), requiring a lot of supporting documentation, like appraisals, detailed financial analysis of both personal and business financials, which is the reason it normally takes 4 to 6 to 8 to 10 weeks to close these types of traditional commercial loans.

I know it may be challenging for those of you who may need money now for their immediate day-to-day living expenses and can't wait 6 to 8 weeks to be paid. I understand because that was also my story starting out. If this is your present situation, then you will need to start part-time (just like I did).
Don't Worry, It's Not All That Bleak!  
There are several other business lending solutions which are exceptions to this long 4 to 6 to 8 week closing timeline . . . Lines-of-Credit, Equipment Financing and A/R & Invoice Financing.

ALL three of these commercial financing solutions serve a vital need in increasing a company's cash flow and don't take 6 to 8 or more weeks to close. These loans can normally be completed in a couple of weeks because these types of financing are simpler to underwrite and thus are much quicker to be completed. 

As you can see, the Commercial Financing Industry is complex with many things for you to learn, and you also see that I have the experience and know-how to assist you in being successful in this fun industry.

Technically, there are no educational requirements to become a Commercial Finance Consultant, although in order to do your job properly you’ll definitely need a good understanding of how businesses operate, as well as basic finance and accounting concepts. Licensing requirements for commercial lenders and originators in all 50 States are different than residential licensing. 

Today in 2020, all residential mortgage loan originators (MLO), regardless of the state they live in or originate loans from, are required to be licensed and have an active NMLS number. Conversely, commercial/business loan originators are only required to be licensed in a few select states.

What is Commercial Real Estate?    
Commercial Real Estate (commonly referred to as CRE) is income-producing real estate that is used solely for business purposes, such as office complexes, retail shopping centers & malls, hotels, warehouses and other industrial properties, parking garages, and apartments buildings, etc. 

CRE Financing, including the acquisition, development, construction and refinancing of commercial properties which typically accomplished through a commercial real estate loan. These are mortgage loans usually have a 5 to 10-year term, secured by liens on commercial real estate, rather than residential property.
What is Business Financing?
Business Financing is not about lending for income producing real estate (CRE). Instead, it’s working with every type of company needing capital to finance their business endeavors, whether it be a commercial line-of-credit, or to consolidate their existing debt, or improving the business’ cash flow by reducing their expenses with the savings created by equipment financing or advancing the business funds based on some of their assets.

During your second full month, your goal will be to close 5 to 6 more smaller loans and bring in 1 to 2 new larger loans, with your first larger loan about to close.

Following that (assuming you continue following your 90-Day Action Plan) your monthly earnings should range from $12,000 to $15,000 the third month, with the following months continuing at somewhere between $15,000 to $20,000.

So, for example, let’s say we close your 1st traditional transaction for an amount of $1.25M with a 1% commission ($1,250,000 x 1% = $12,500), and you receiving 70% of this commission, you will have earned $8,750 as your share, while BBB does most of the work. Not too shabby, right?

These first few transactions provide you with valuable “On-The-Job-Training” as part of your overall commercial / business finance training, as a “JUMP-START” to your financing career.

Using the examples above, if you make $1,750 for each of your three (3) Merchant Cash Advance deals, that's ($1,750 x 3 = 5,250), and during your first 90-Days you should have also closed two (2) traditional transactions where you made $8,750 for each closed loan, that's ($8,750 x 2 = $17,500).

So, based upon the examples we saw, all together, during your On-The-job-Training, depending upon your actual results, you might make somewhere between a total of $20,000 to $25,000.
 
I know that this business can be challenging starting-out, espicially for you who may need money right now for their immediate day-to-day living expenses and cannot wait 6 to 8 weeks to be paid for a traditional commercial financing (like debt consolidation, working capital, equipment financing, and CRE) to close.

I understand because that was also my story when I was starting out. And, if this is your present situation, then you will need to start part-time (just like I did), but DO NOT be disheartened because I am going to teach you how to find the “low-hanging-fruit” with commercial / business lending.

In the beginning, you will want to focus your efforts on other (faster closing) non-traditional business lending solutions which are exceptions to this long 6 to 8 to 10 week closing timeline.
 
There are three (3) business loans that are quick-closing loans, and all three of these commercial financing solutions serve a vital need in increasing a company's cash flow.

These loans can normally be completed in a couple of weeks because these types of financing are simpler to underwrite and thus are much quicker to be closed and funded.

However, as you will learn, these 3 special types of business lending will be your 2nd Priority.
