I made this video guide so you can take advantage of MY “hard earned” experience
I recently bought RAW land close to Austin Texas. As soon as possible, I knew we wanted to build a home.
However, A site built house in Austin Texas would cost $140 per square foot or more! $280K+ for what I thought was going to be a very modest house was WAY OVER BUDGET.
A house would ADD to my existing land loan. I didn’t want to be a future debt casualty. I’m sure you are “money smart” too, which is why you are reading this. You “know” to get yourself educated.
I double checked every option you could imagine and we learned that there are people who make houses LIKE SITE BUILT wooden houses, but in a factory. I learned that these modular homes are BETTER than site built homes at HALF the price!! (Better means –> No exposure to elements, greater wind shear ratings, perfection through repeatability, built to handle transport, manufacturing engineered)
No matter how many problems a modular home might solve, there is a HUGE PROBLEM you will have with the modular home buying experience

WHO would help people have a GREAT modular home buying experience?
If I didn’t do something to help out the prospective modular home buy, no one was going to do it.
Lets face it, the only person that loses money if things don’t go well is you. No one else really cares because it’s not their money.
I don’t think people in the “biz” are really a bad “actors” in getting your home to you, they just will never care as much as you do. There is NO ONE out there who is “going to bat” for you and helping you along.
Here is a list of “playas” in a modular home deal who aren’t going to hold your hand:
Modular home builder – Not bad people, but they make money selling homes. Period. They want to get the home sold and move to the next one as soon as possible. They will build you EXACTLY what you want, and put it EXACTLY where you want it. HINT: YOU need to know what you want – after the fact is too late. Real Estate Agents – Guess what! There aren’t any in a modular home deal. You are buying direct. You have no state licensed advocate. Lender – Their main concern is if you qualify for the note AND if the house appraises out so the note if approved. Anything beyond the note and that is out of scope for them. PS – they make money in so-called “legitimate” line items on your note.
Only if someone made a “howto” guide would you get the “front to back and all you need to know” overview that doesn’t exist anywhere else.
