Foreclosure Property Maintenance









REO Rescue and Preservation LLC secures and maintains vacant properties throughout default, foreclosure, and conveyance by offering a comprehensive menu of property preservation business services.   We strive to complete all work within the agreed upon timeframes and specifications, providing supporting photo documentation of all information reported and services completed, and utilizing the most cost-effective procedures to help limit out-of-pocket expenses for our clients.

When you need an REO property restored to marketable condition, REO  is there to accomplish just that in an efficient and affordable manner.  We believe in being proactive when it comes to property maintenance, making it attractive for prospective buyers – so you can minimize the time the property is on the market and maximize the price you can get for it.  As former REO brokers we also understand the importance of coordinating efforts with the local listing brokers and agents who are marketing the property.

 

Our Services include, but are not limited to:

SECURING THE PROPERTY

REO  understands a vacant and/or abandoned property must be protected so its value can be preserved.  We will handle:

·         Eviction lockouts per client direction and in compliance with local laws, with local authorities present

·         A comprehensive documentation of the property, with photos of all trash and personal property handled by REO

·         Re-keying of all doors

·         Securing of all garage doors and exterior gates

·         Disabling of all other exterior locks post-foreclosure

·         Installing padlocks as needed

·         Installing securely coded client lockboxes with back-up key hidden on site

·         Securing openings within 24 hours after requested

·         Boarding the property when there is a immediate threat of vandalism in the area

CLEANING OUT THE PROPERTY

You want your foreclosure to sell – and REO will do everything in its power to make that happen.  Our initial property rehabilitation services are the first step towards that important goal.  Based on your specifications, REO will:

·         “Trash-out” the property by removing interior and exterior debris and personal property as requested

·         Fully document all property handled by REO crews and work with client attorney on property storage if necessary

·         Clean up, mow and trim the lawn and yard

·         Clean the interior, providing all standard janitorial duties

·         Complete preliminary Winterization, depending on time of year

·         Perform initial clean-up services on pool, if present, and secure fence around it

·         Repair and/or replace any structural problems that present an immediate safety threat

REPAIRS AND IMPROVEMENTS

In order to maximize a property’s potential and “curb appeal” for the marketplace – or just simply to make it inhabitable – repairs and improvements to the existing property are generally required.  REO both offers recommendations and acts on specific requests from the client and their agents.  We provide cost-effective solutions to handling all levels of repairs improvements, including, but not limited to:

·         Landscaping and exterior lighting

·         Appliance replacement and installation

·         Mechanical and HVAC work, including electrical and plumbing

·         Structural work, including foundation, roof, drywall, windows and doors, etc.

·         All interior and exterior cosmetic repairs and improvements such as painting, flooring as well as cabinets and counters

·         Aesthetic and structural upgrades
(Licensed professionals will perform any work requiring their services)

MAINTENANCE

Once a property is deemed “ready for market,” we know the job doesn’t end there.  The property also has to be maintained at a high level so it can be shown at a moment’s notice – and REO makes sure that’s the case. We also provide before-and-after photo documentation.  Count on us for top quality cost-effective maintenance services that include:

·         Lawn and yard maintenance – mowing, removing of clippings as well as special services such as fertilization per client’s direction

·         Janitorial services – vacuuming, mopping, cleaning and dusting on schedule requested by client

·         Pool servicing and maintenance – drain, wash and refill as required, adding chemicals for proper pH balance, repairs or replacement of filters, pumps and motors

·         Winterization – prevent freeze damage as dictated by local code and HUD regulations as necessary, draining water from plumbing system and hot water heater, installation of non-toxic anti-freeze as required

·         Safety infrastructure – test and repair as needed sprinkler systems, smoke alarms, water heater installment straps, etc.

·         Regulatory compliance – making sure property complies with local and HOA laws, dealing with code violations and carrying through mitigation and resolution directly with local authorities.
Again, work requiring a licensed plumber, electrician of other licensed tradesmen are performed by same.
