When people ask me what I really love, I always tell them, “Auctions!” Why auctions?
Because it reminds me of my Grandma, who took me to farm auctions when I visited during my summer vacations.
However, that’s only HALF the reason I eventually became the nation’s foremost tax lien expert. The second part came as I worked at a local bank with my sister in the mid 1970s, and discovered the power of tax lien sales.
Combining my love of auctions with tax liens was a natural fit for me, as was combining my love of “auction adrenalin” and excitement with my interest in real estate.
I realize this may sound odd coming from a person who received a Masters in Entomology (“bug expert”) and a doctorate in Microbiology (“virus and bacteria expert”). But after learning to sequence DNA, I entered the job market as an Assistant Professor at the University of Kentucky, where I helped establish the Genetic Engineering Program. It was then that, with no experience, I enrolled in real estate classes and obtained a real estate license.
My parents had invested in real estate before I was born and today enjoy a hefty cash flow from those investments to supplement their retirement income. I saw how that paid off for them and wondered if, with all my degrees, I’d really be better off working for someone else!
So after five years in academia, I finally realized that, to get ahead in life, I would have to take control of my own destiny. Leaving the University of Kentucky to start a pest control and animal control company was one of the best decisions of my life. I purchased two franchises and grew the business from $17,000 the first year to one grossing over a million dollars a year.
With my new-found cash income, I began investing in rental properties. In 2002, I became a “student” of real estate seminars and learned profitable strategies and techniques that could be implemented in addition to the “buy and hold” strategy I was using.
I later became a real estate mentor and trainer, mentoring students from Alaska to Florida and California to Maine. I loved working with real estate investors that wanted to take their business to a new level or add another “stream of income” to their current business plan.
My areas of expertise included wholesale real estate, creative financing, lease options, buying and rehabbing mobile homes and “being the bank” when owner-financing is provided, acquisition of mobile home parks, brokering notes and factoring.
However, as it turned out, my favorite money making method was the acquisition of TAX LIENS ... Because I learned if you want a great, cash return on investment, then a tax lien strategy is by far the best option. If you want to acquire real estate for “pennies on the dollar,” then this strategy is one that you need to add to your real estate investment arsenal now!
Oddly enough today, tax liens, being the amazing
money makers they are, are still largely unknown to
most Americans!
The high-profit business of tax liens is nothing new either. In fact, it’s a 200-year-old money maker that brings easy success for anyone who gets proper training and tries it. What makes it easy is the vast number of money making tax lien deals that exist right now. Here’s why: Everyone who owns a home, condo, office building, empty lot, farm, or any kind of property or land in the U.S. MUST pay annual property taxes on their property.
These taxes are either paid with the mortgage payment each month, or a property owner can pay them separately on their own. However, in our swamped economy over the last few years, many people have NOT remained current on their property taxes.
They fall behind, and typically, once they miss one payment, they miss more. And catching up becomes almost impossible, so most people never do. But as I know well, this difficult situation opens up an income opportunity for anyone who is trained as a Tax Lien Expert.
You see, every delinquent tax lien in every county in the U.S. is immediately flagged and entered into local county records once its late. This lien blocks that property from ever being sold until the back taxes are paid.
In fact, often single counties had tens of thousands of them. However, now, in this bad economy, there are literally MILLIONS of tax liens, each one a hefty profit opportunity.
County government offices across the U.S. are now overwhelmed with a pile of tax liens that is only growing bigger every day. They depend on this unpaid tax money to fund schools, police departments, fire departments, roads and more.
So without the resources to collect it on their own, they will allow people like you and me to collect it for them, and let you keep a large portion of it.

So if a tax lien is $2,000, you’d get paid $480. If the tax lien is $10,000, you’d get $2,400.00 for the same, simple work. And my system shows anyone exactly how to navigate this tax lien process, while working from home, any hours, and at any pace.

That’s right, because another part of the Tax code, Tax C.32.05 (b) states:
This petition serves as notice to the interested parties… (2) that foreclosure process has been commenced… and (3) foreclosure will result in loss of ownership of the Property and ALL rights of ALL interested parties.”
This makes it clear that whoever pays the tax lien becomes the owner of the property, no exceptions. So many of my trained Tax Lien Experts end up with a property 100% free and clear. They do this by simply walking into a county office and choosing a tax lien (this can also be done over the internet or through the mail) and paying the back taxes, which range from $500 to $3,000. Sometimes tax liens can be purchased for as little as $10!
Which means a person could own a property for as little as $10! Then, with the taxes paid off, the Tax Lien Expert is now in first position to own the property. The county then informs the property owner the taxes have been paid (without knowing who paid the lien), and they owe the money to the Tax Lien Expert. Interest starts accruing, and if they don’t pay within the stated redemption period, they get the property.
The county automatically forecloses on the property, and sends the property title to the Tax Lien Expert. That’s why so many Tax Lien experts end up with a property worth $30,000 to $300,000 for only a few thousand dollars or less, with no payment on it.
Remember, this is the law. They may spend $1,200 for a home that’s worth $150,000. Then do a quick flip, and sell it for $130,000. They can walk away with an enormous, 6-figure profit!
