Tax liens are for investors who are seeking healthy returns on their investment capital. It's very possible and common to earn 10-16% returns. But best of all your investment is secured by real estate.

But most importantly, investing in tax liens is not time consuming. It doesn't involve muti-level pyramids, selling to your friends, running a business, managin employees or anything diffiult...

Tax liens are perhaps Wall Street's best kept secret - they rarely get coverage on TV and your financial advisor will probably not recommend them (or even know what they are). Why? Tax liens are a government-issued, government-guaranteed investment vehicle. You buy tax liens at an auction from the government. Each state has slightly different rules and procedures regarding tax liens. Some states offer a very high (24%) interest rate. Others grant investors the ability to acquire properties very quickly.

My favorite state to invest in is Arizona because it's relatively easy to get started. Arizona tax liens offer a high interest rate (up to 16%) and have the least complicated rules and process.

How Tax Lien Investing Works in Arizona
Tax liens are placed on properties when the owner is one year late on property taxes. Tax liens are sold in online auctions. The price is equal to the amount of overdue taxes. Investors bid on tax liens by interest rate, not price. The lowest interest rate wins the auction. The winning investor, who pays the overdue taxes, receives right to all future interest. Interest begins to accrue on the tax lien. Usually within 9-12 months, the owner pays his taxes plus the interest to the government. The government immediately pays back the investor via check or bank transfer. If the property owner does not pay within 3 years, the investor may initiate foreclosure. The property owner and mortgage owners are notified and get one more chance to pay. If the taxes and interest are still not paid, the investor will get the property and all mortgages on the property will be wiped out. The investor will own the property free and clear and may sell the property for massive profit (as high as 1,200% ROI) or rent it out for passive income.
