Hi my name is Joel.
I am known as "Professor Cashflow" in the real estate community,
because I have taken the art of flipping houses and _turned it into a
perfected science._
I'm what you call a virtual real estate investor. What exactly does

running a successful real estate company. I do this while working a
mere 4-5 hours a week.
But it wasn't always like this...
I used to be an average guy just like many of you.
I used to fold clothes at Old Navy and I was definitely not what you
would call a successful investor.
I wasn't exactly happy, and it was obvious that things were going
nowhere.
Just several years ago I was faced with the same choices that every
young person has to make; What university am I going to go to?...and
what kind of career choices am I going to make...
At the same time, I was paying close attention to the events that were
occurring within our country like the market meltdown we saw in 2008
after the Lehman collapse. For the first time, savers were losers. We
saw big companies fail, and entire retirement accounts disappear.
That's when I decided things had to change _drastically_.
No more living paycheck to paycheck. I decided that I wasn't
interested in going to college and racking up $40k in debt.
My introduction to the investment world happened when my twin brother
and I stumbled into a free real estate investing seminar. We were 17.
I didn't know anything about investing in real estate. All I knew is
what others in my life had told me, that it was all very "risky".
Every 20 minutes a new speaker would go up on stage and speak about
different investment strategies. I had never been so excited in my
life. Since it was a free seminar, none of the speakers would go in
depth about how to actually complete a deal, but it was still enough
to spark my interest.
One of the presenters got up on stage and began talking about
different ways to buy houses with no money down. Finally, what I had
been waiting to hear. I took notes as if I was preparing for a quiz.
Again, this was a short free seminar, which was a pitch for their
larger more expensive seminar, so they never really taught us how to
do a deal from a to z. It didn't matter, I had heard enough. I knew
that this was what I wanted to dedicate all my time to learning.
Believe me when I say, we ran into plenty of skeptics who said that we
weren't capable enough or thought we weren't smart enough make money
in real estate.
I'm proud to say..
We Proved Them Wrong
The truth is that it wasn't very difficult at all; and if you just
understand some of the secrets I'm about to share with you, you can do
it too. Most of the business systems and negotiation strategies you're
about to learn were developed in the years following.
I decided to focus on a strategy called Wholesaling. It's a simple
strategy for purchasing a house with no credit and very little money
down, then flipping the same house later to another investor for fast
profits.
For months I spent my days learning this stuff. I read countless books
on wholesaling and other no money down strategies, and STUDIED
EVERYTHING I COULD GET MY HANDS ON. I learned a lot. Most of it was
garbage, but some of it was actually helpful. I wanted to make sure
that I hit the ground running from the very first day I started
investing.
We created a game plan so that we could dominate our local real estate
market and become the _top investors_ regardless of our age and
regardless of our experience.
It worked!
A few weeks before we turned 18, we began marketing for motivated
sellers. From our very first marketing effort we received a phone call
from a lady hoping to sell her duplex as-is without any hassles and
without having to pay costly commission fees. Here's a picture of the
duplex.
I used all the negotiation strategies I had learned, and locked up the
property. I had to borrow $20 from my mom for the down payment. In
just 8 days, we brought in one of our buyers who purchased the
property from us.
YOU HEARD ME RIGHT. USING THE STRATEGIES I HAD LEARNED, I TOOK CONTROL
OF THE PROPERTY FOR $20, THEN FLIPPED THE HOUSE TO ANOTHER INVESTOR IN
8 DAYS. WITHOUT HAVING TO DO ANY REPAIRS. ALL TOGETHER WE MADE $8,000
ON OUR FIRST DEAL.
We were VERY EXCITED! If I wasn't a believer before, I was certainly a
believer now. There was a radical shift in my mind towards investing
after I discovered what was possible through real estate.
_And get this...we were only 18 years old!_
We immediately began creating a system within our business. A _wash,
rinse, and repeat_ strategy that enabled us to continue getting leads
and continue doing these deals every month.
What happened next, did not surprise us. We began receiving phone
calls and emails from other local investors who wanted to network with
us. They wanted to know how we were picking up houses so fast, and
moving our properties so effortlessly. After all, no one had ever
heard of us before or seen us at local real estate meetings.
So how did we do it?
Remember those 'systems' I told you about. The _wash, rinse, and
repeat_ strategies we developed in order for our business to
practically run itself?
We found new ways to invest effectively after we noticed flaws in the
way our local competitors did business. Especially when it came to
marketing for sellers and selling properties on the backend.

...but the question remains: how were two 18 YEAR OLD KIDS, able to
out-do virtually all other investors in just months, when all the
established investors had been investing for years?

excel, while those who fail to keep up with these changes get left

You see the older, more experienced investors in our market weren't
able to adjust to these new ways of investing. It was only taking us
weeks to buy and sell properties instead of months. We used a high

around the 'old school' investors.
The hard truth is...that in the high tech world that we live in today,
