I recently had a conversation with the guy we had leased our business unit from.  His name is Vache and he owns hundreds of commercial units from strip malls to warehouses.  We were talking about real estate because I didn't want to renew another lease with him.  Being in real estate myself, I wanted to buy my own unit for the company.

Vache started to tell me about his real estate empire and I mentioned to him about my incredible financial success flipping homes.  That's when he said, "That's what I used to do until the bubble burst of the 90s and I nearly lost everything!  After the recession, I got smarter and went into commercial properties only, starting with multi-unit apartment buildings."

            He told me that it was impossible to buy and rent a single-family home in southern California because I would never be able to charge a high enough rent to cover the mortgage payment, which I knew.  I also know that flipping properties is getting harder and harder because it's a seller's market right now.  I've been making money off of new construction home flipping (and doing extremely well).  I knew I needed another way to make money in real estate!

All the real estate gurus out there sell courses on flipping homes and condos.  None of them talk about commercial real estate.  So all of their gung-ho students run out to buy single-family homes after their last rah-rah seminar.  DROVES of these people are trying to latch onto single-family properties.  That makes the competition IMPOSSIBLE on top of the impossibility of buying homes in a super hot seller's market like now.

There is NO competition in buying commercial properties (except with me) and this leaves the field WIDE OPEN for you.  I just don't understand why no one has discovered this secret!  (I think it's because people think it's too hard or expensive to get a commercial property.)  There's MORE MONEY in commercial properties, PLUS.

 

WHEN THE BOTTOM DROPS OUT OF THE MARKET, YOU CAN'T LOSE!

 

            If you have a single-family property and since the real estate bubble busted, probably lost half of your equity almost overnight!  With commercial properties, you will probably lose a little equity but IT WON'T MATTER because.

 

1)      The same renters will still be paying the same rent (everybody still needs a place to live);

2)      Your mortgage amount won't change;

3)      If you own the building (with bank financing), you'll have borrowed against the equity to purchase another building, meaning that you didn't "lose" any equity since you've already used it!

 

On paper (and according to the IRS) you will have "lost" equity which will help your taxes TREMENDOUSLY!  So I can't wait until the "bottom" drops out of the market.  I will get a massive tax savings and STILL make a fortune!

But you can't just invest in any commercial property.  Check this out!

 

THE MOST LUCRATIVE SECRET IN COMMERCIAL REAL ESTATE:

THE AMAZING CASH FLOW OF AN OFFICE BUILDING!  THIS IS UNBELIEVABLE.

 

            Purchase a property and you probably won't make a profit if you flip it in today's market.  Prices are too high unless you pick up a foreclosure (which everybody is doing right now) or with new construction homes (which is what I've been doing). 

Real estate authority Robert Kiyosaki is right when he says that you make money in real estate by buying and not selling.  He also says that you make money in real estate with passive monthly income from renters in your property.

But if you're lucky, you can buy a single-family home and rent it, making a very small monthly profit of a few hundred dollars.  IF YOU'RE LUCKY!  That's taking into consideration that you don't have to make any repairs on the home that would take money from your pocket. 

Working a single-family home real estate deal takes work, for only a few hundred bucks a month?  Why not do that same work for a multiple-unit apartment building and get THOUSANDS per month profit instead of a mere few hundred?  Same amount of work but a lot more money to be made!

Wouldn't you rather make 12 (or more) times the amount per deal?  How is this possible?

            Depending on the number of units in your building, you can make several hundred dollars a month in profit per unit!  Anything over four units is considered commercial.  So if you get a 12-unit building, you can make a profit of $3,000 or much  more per month!

            But the biggest problem is the down payment and the credit, right?

 

HOW TO GET MILLION-DOLLAR COMMERCIAL UNITS WITH NO CASH AND NO CREDIT!

 

There's a secret to getting ANY property with NO CASH and NO CREDIT.  I've used three methods to pull this off.  (1) Lease option:  You can lease the property from the owner while collecting all of the rent, or; (2) Seller financing:  You offer to buy the property from the seller while he finances it, and you collect all of the rent, or; (3) Get bank financing.  (Yes, this is possible with no money and bad credit.I'll show you how!)

But who the hell is going to do something like that?  (I have a special way to get these properties.in a minute!)

Since there has been a change in the market, apartment buildings and commercial units are NOT hot which means it takes forever for a property owner to sell his property.

And why would an apartment building owner want to sell a money-making property?  They get sick of the hassle, the mismanagement, or maybe they just want to get rid of it.  All I know is this:

THE ULTIMATE REAL ESTATE CASH FLOW SECRET!

 

            Here's how simple a typical commercial deal goes:  (1) Contact a commercial building owner.  (2) Then make a deal (with the proven contracts that I provide).  (3)  If you did a seller-financing or lease-option deal, wait a few months then put together a cash flow portfolio.  (4)  Apply for a traditional mortgage through a bank or broker (better) showing the cash flow portfolio (which I'll show you how to do).  (5)  Once you show the cash flow portfolio, you will get your own loan on the property.  (6)  You can then borrow the equity off that property for the down payment of one or more properties.

 

JUST GET THAT FIRST PROPERTY.AND YOU'LL HAVE IT MADE!

 

            Unlike other "guru" programs that have you bust your ass getting "no down" deal after deal forever, with this system you just have to concentrate on getting that very first commercial property, doing a seller-finance or lease-option, and getting a "real" mortgage (with the simple and proven techniques that I give you), then you borrow off the equity, get the next property, borrow off that property's equity, get the next property.and on and on and on.

            Once you mortgage that first property, banks will be throwing money at your feet for all the properties you want to finance from there on out.  OR, you can keep taking seller-financing and lease-option deals forever.  It's up to you!
