If you're like many of my clients or people who visit our Web site
(www.capefearhometeam.com), you're at least somewhat interested in
investing in real estate. You probably know people who have made
significant profits or who get steady income every month from their
real estate investments. Chances are you're attracted to the idea
yourself, but you're not sure where or how to start, and you're
holding back for one or more pretty common questions, like:

WE HAD THOSE SAME QUESTIONS
When Marge and I started seriously investing in real estate we
wondered if we were doing the right thing. We had purchased and sold
several personal residences in our 30 plus years of marriage and we
always made money when we resold our homes. However, we had only
previously purchased one piece of investment property, a small house
on Martha's Vineyard that we bought for $178,900 and sold six years
later for $496,000 for a REAL ESTATE INVESTMENT PROFIT OF ABOUT $300K!
That could not have come at a better time with three college-bound
kids! Based on that experience, we knew there was great potential
profit in real estate investing, but we really didn't know what we
were doing. We figured the Martha's Vineyard deal might have been a
lucky fluke. So we had questions and didn't really know what we were
doing. We certainly had no plan.
In 2003 when we decided it was time to phase out of our existing
careers as high tech journalists (Marge and I were both Contributing
Editors for PC Magazine), we made two big decisions. We decided to
move from New England to southeastern North Carolina and I decided to
start a full-time career in residential real estate while Marge
pursued other business interests. I obtained my real estate sales
agent license in Connecticut. I also obtained a license in North
Carolina, first as a non-resident agent and then in early 2004, when
we moved, as a resident agent. Later in 2004, I was licensed as a real
estate broker in North Carolina, which was and is my full-time job -
I'm a broker with Coldwell Banker Sea Coast Realty
(www.seacoastrealty.com) in Wilmington, North Carolina, license
#216728.
In mid 2004, when we once again decided to invest in real estate
ourselves, we focused on new construction homes that could be rented
for all or almost all of their monthly carrying costs. And we had a
rough plan. Our plan was that this type of investment would build
wealth over the long term. To follow the plan we choose houses in
areas that would likely appreciate over the years more than the local
average - which in southeastern North Carolina in 2004 was already
pretty good appreciation. And guess what? It worked.
As our knowledge about and confidence in real estate investments
grew, and as we purchased additional properties and worked with a
growing number of investor clients from around the country, we
realized a need for a system for setting goals and converting a real
estate investment plan to action. Working with clients and friends,
not all of whom invested, we realized that to be useful to a wide
range of potential investors, especially for beginners, the system had
to be:
