"The Sandwich Lease Option"
How it works is you find a motivated seller, buy their property on a
lease option with the right to sub-lease, lease the property to a
tenant, set the same closing date, and pick up the money in the
middle.
The only way for this method to really work is if the tenant is able
to get financing in time to excercise their purchase option. How can
you be sure the tenant will be able to fix their credit in time to
satisfy the seller? I guess you could be like most investors and sit
back hoping for the best.
If the tenant doesn't qualify I guess you could boot them out and
find another tenant.
