Here is a depiction of one of our U.S. major metropolitan area housing markets.  The dark blue line is the Home Price Index (HPI).  The light blue line is what happens when you adjust it for inflation.

The green spike is our "buy signal."  The red spike is our "sell signal."

Do you want to be the long term "buy and hold" investor, who bought in 1991, and made an annualized 1% a year after inflation while his property got 21 years older?
