Two new multi-family developments are being delivered this month in
Dallas’ Design District, putting the first residents into this
industrial neighborhood since Trinity Lofts delivered in 2007. Wood
Partners just finished construction on Alta Design District (309
units) and Trammell Crow is completing construction on Alexan Design
district (355 units) later this month. Both are in lease-up. The
developers and the city hope these projects, along with several other
planned developments in the area, transform this industrial
neighborhood just outside of uptown into a walkable live/work

Apartment Realty Advisors  in Dallas this morning listed its most
recent AIMCO property for sale. Following is our quick take on the
asset using the MarketAtlas Apartment Platform. The Pointe at Stone
Canyon is a 164 unit Class B property in the North Dallas submarket
just off Central Expressway 1.5 miles north of Northpark Center Mall
and 2 miles south of the LBJ fwy. This is a well located, infill deal
in an area with strong demographics and good local amenities and

There is quite a bit of development activity going on in the North
Plano/Frisco area where Legacy Business Park butts up to Stonebriar
Centre. Developers have been taking advantage of the available land,
favorable demographics, and close proximity to major employment
centers. Included in this blog post is a demographic snapshot of the
area, a synopsis of the nearby major employment centers, and a summary
of the real estate development activity in the pipeline.

2/13/2009 Raleigh MSA, NC

In November, we wrote that job losses within Information Technology
and Healthcare were mounting in the venerable Research Triangle Park
with several prominent RTP companies announcing layoffs. Since,
unemployment in the Triangle has hit 7%, the highest level since the
early 1970’s, and job losses are accelerating with RTP’s two
largest employers announcing more layoffs in the last 2 weeks. Most of
what we read and hear recently is that apartments in the Triangle MSA
are holding up better than other major markets. However, the steep
climb in unemployment and the acceleration of layoff announcements are
cause for concern.

1/20/2009 Raleigh MSA, NC

There are several projects in various stages of the development
pipeline just south of Research Triangle Park. This area of
approximately 4.74 square miles (see MarketAtlas Demographics image)
has seen dramatic growth over the last 8 years. Since census 2000, the
selected area has grown from 184 inhabitants to 5,482 (growth of
2,879%). The area is primarily composed of upper middle income
families and young professionals. The following is a synopsis of the
projects in the real estate development pipeline.

Circuit City announced that it would seek bankruptcy court approval
to liquidate the company, effectively ending its bid to salvage the
remaining 567 stores and approximately 34,000 jobs. Store liquidations
will begin immediately and are expected to be completed by March. This
is at least the third major retailer to head into liquidation in the
last year following Linens 'n Things and Mervyns. While obviously a
blow to big box retail centers, it is also an ominous sign for
apartment owners, developers and managers. As the damage in retailing
spreads, the jobs and amenities that support apartment communities
deteriorates. In our opinion, the pain in retail will get worse before
it gets better and so too will apartment fundamentals.

1/13/2009 Dallas, TX

Apartment Realty Advisors in Dallas recently listed this 30-acre
development site for sale. Colonial Properties Trust has halted all of
its development projects and many, like this one, are being sold. We
took a quick look at the area using the MarketAtlas Apartment Platform
and generally liked what we saw. The property is located in a very
high growth area of McKinney and the population is dominated by young
and affluent households. And while there are several new multi-family
developments in the immediate area, there are an equal or greater
number of new employment centers near the site in various stages of
development.

The Lake Carolyn Area of Las Colinas (Irving) will see some major
real estate development activity within the coming years. Developers
are lining up to build projects along the lake and take advantage of
the new DART Orange Line Expansion that will improve access to
downtown Dallas and DFW Airport. The City of Irving is helping to get
the ball rolling by building a convention center and entertainment
district that will anchor the regions development. See the image below

The Northpark Center area is seeing a lot of activity by real estate
developers. Several underutilized buildings are being demolished to
make room for new, highest and best use projects. The proximity to
White Rock Lake and the convenient access provided by the North
Central Expressway continue to make this a highly desirable area. The
addition of the new Lake Highlands DART Station will further improve
access to and from this area. The following projects represent a
